Tilbury Lane House Plan
Elevated Carriage House with a Lock-Off Flex Bay
1,585 SQ. FT. | 3 BED | 3 BATH | 2-STORY | 2-CAR GARAGE + FLEX BAY
The Tilbury Lane puts a complete three-bedroom home on a single elevated level, designed specifically for narrow properties where a conventional footprint simply will not fit.
At exactly 31 feet wide, the main living space—kitchen, dining, and living room—shares one continuous, vaulted volume. It sits behind three glass sliders that open entirely onto a 31-foot deck spanning the full width of the front elevation. At the opposite end of the house, the two secondary bedrooms share access to a private, covered rear balcony.
The real utility happens at the ground floor. We drew an independent 272-square-foot flex space on the ground floor, complete with a full bath, closet, a counter run, and its own overhead door. Because it is separated from the main two-car garage by a secure lock-off door, this lower level can operate completely independent of the main house. It functions seamlessly as a rental unit, a dedicated workspace, or a guest suite. A heated lower entry, dedicated storage, and a utility room round out the ground floor.
A Third Bay That Decides Later: The 23' 0" x 13' 0" room at grade has its own full bath, closet, counter run and 9' x 8' overhead door. Finish it as a guest house, leave it open as a workshop or game room, or park a third car in it — the lock-off door keeps whichever you choose from routing through the house above.
Two Decks, Two Purposes: The 31' 0" x 10' 0" front deck serves the living space and the primary suite through three glass sliders. A separate covered balcony sits off Bedrooms 2 and 3 at the rear, so the secondary bedrooms have outdoor space of their own without sharing the main one.
Vaulted Living Under Skylights: An 18' 2" x 11' 10" eat-in kitchen with island seating and a walk-in pantry opens to a 14' 2" x 12' 6" living room, all under vaulted ceilings. Skylights carry daylight into the living space and both secondary bedrooms.
Primary Suite with Separate Water Closet: The 11' 6" x 12' 6" primary carries a skylight, a walk-in closet, its own slider to the front deck and a private bath with a separate water closet. The laundry sits directly outside the suite rather than downstairs.
Two-Car Garage: A 20' 2" x 25' 6" garage sits under two overhead doors on the side elevation, with the flex bay's door alongside. Storage, utility and cubbies under the stair sit off the heated lower entry.

Every blueprint in our collection is crafted with a strict focus on structural flow and spatial efficiency. Tilbury Lane stacks a full house on a garage footprint, so a narrow or awkward lot still yields three bedrooms, three baths, and a third bay that can be a guest house, a workshop or a car without redrawing anything.
Every blueprint is crafted by Angela, a professional spatial designer with a degree in Construction Graphics Technology from Purdue University and studies in interior architecture.
