Nineteen plans from 840 square feet up to an even 2,000, one to three bedrooms with an optional fourth on one of them. Some are elevated on piers or pilings for flood zone lots, others sit on a slab or a crawlspace, and several were drawn narrow and deep for coastal lots where the buildable width is what everything else has to work around.
The square footage in a plan title is heated living area. Porches, decks and the garage are left out of it, and your setbacks count all of them. A 1,600 square foot plan with deep porches front and back can cover as much ground as a 2,000 square foot plan without them, which is how a plan that looks like it fits turns out not to. Footprint dimensions are listed on every plan. Measure those against your setbacks first, and send us your lot dimensions if you would rather not do it alone.
Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. Your building department will ask for supplemental documents that no plan set includes; the FAQ lists them. A $75 study set credits in full toward the construction set within twelve months, and modifications are quoted at no charge.
