The Gray House is a 28 by 28 foot square, stacked three high: a one-car garage at ground level, the living floor above it, and two bedroom suites on top. At 1,144 square feet it is one of the smallest houses we sell, drawn for the lot nothing else fits, a narrow infill lot in town or a slice of beachfront.
The living floor is one open room with an L-shaped kitchen, plus a powder room so guests never go upstairs. Both bedrooms up top have a full bath of their own, and the laundry closet is on that floor with them, where the laundry actually comes from.
Two bedrooms, two full baths: each bedroom upstairs has its own bath, so two couples, or an owner and a tenant, share nothing.
An open living floor: kitchen, living and dining in one room with the kitchen along two walls, and a powder room off it.
Laundry where the laundry is: a laundry closet on the bedroom floor, not two flights down.
A garage and storage underneath: 616 square feet at ground level for one car and the gear.
Standing above the flood line: piers or pilings lift the living floor, which is what makes a 28 foot square work on a coastal lot.

On this page it is offered as pier or piling, chosen before you buy. A local engineer sizes the foundation for your soil and wind zone.

A $75 study set of The Gray House includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the The Gray House construction set for twelve months.
