Thirteen cottage house plans from 840 square feet to just over 2,000, one to four bedrooms. Some are elevated on piers or pilings for coastal lots, some sit on a slab, and five are single level. They are built as primary houses, as guest houses and as short term rentals.
Worth settling early, because everything downstream depends on it. A single level cottage needs more ground, which pushes against your setbacks, and it usually costs more per square foot to build, because the roof and the foundation each have to cover the whole house instead of half of it. Two levels buy the ground back and cost you a staircase out of both floors. Neither answer is wrong. Rentals and retirement houses tend to want the first, narrow lots and view lots the second.
Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. Your building department will ask for supplemental documents that no plan set includes; the FAQ lists them. A $75 study set credits in full toward the construction set within twelve months, and modifications are quoted at no charge.
