Magnolia Cottage II is a beach house for a narrow lot that starts at 2,000 square feet and can grow. The living floor has ten-foot ceilings, sliding doors in both the dining and living rooms, and a long rectangular island in the kitchen that the rest of the floor is arranged around. The primary suite has a five-fixture bath and a walk-in closet.
The ground level is where the growing happens: up to 900 square feet drawn as an optional finished space for more bedrooms, a game room or a guest suite, finished with the house or years later. A two-car drive-under garage sits at the same level, and the foundation can be piling, pier or walkout to suit the lot.
