Thirty-four drive-under house plans, with the garage under the house, from 1,430 to 3,699 square feet and two to six bedrooms. All are drawn by Angela Kamer and sold direct from the designer. Every one is raised for a coastal or flood zone lot, so the ground level holds the cars, the entry stair and storage, and the living floors sit above it. Most park two cars, four park three, one adds a golf cart bay, and five leave the parking open as a carport. Every plan page carries the full specification, and most have a $75 study set that credits in full toward the construction set.

Why the garage goes under the house
On a lot in a flood zone the living floors have to sit above the flood elevation. The space below them is generally limited to parking, building access and storage, so a drive-under garage puts that level to work instead of leaving it as open pilings. It also saves lot width: Magnolia Beach Hut, Palmetto Beach Hut and The Holly fit a lot about 30 feet wide with two cars parked underneath.
Parking by plan
Three cars: Oak Leaf, Haddie's Hideaway 3000, Haddie's Hideaway 2700R and The Lowell; Magnolia Cottage is drawn for two or three.
Open carport under the house: Magnolia Beach Hut CHP, Outer Banks Beach House, The Macy, The Macy II and The Quinn Pilings, which parks two or three.
A golf cart bay beside the two-car garage: The Curtis.
Entered from the side: Islabella, with a heated lower entry beside the garage and an elevator to every floor.
The other plans park two cars under the house. Several also have an elevator from the garage level; those are in House Plans with an Elevator.
Changing the garage
A garage bay can often be widened, deepened for a boat or enclosed as storage. Ask for a modification quote, which is free.
Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. An elevated design also needs a local engineer to size the foundation for your soil and your wind zone, and your building department will ask for supplemental documents that no plan set includes; the FAQ lists them. A $75 study set credits in full toward the construction set within twelve months.
