Two-Story Beach House Plan with a Rooftop Garden

Oak Leaf is the plan with the roof you can live on. Above the second floor is a rooftop garden, drawn with the option of a hot tub and an outdoor kitchen, so the highest point of the house is a place to spend the evening rather than just a roof.

Below it, the main floor opens into one living area with crossbeams overhead and a separate dining room beside it. A residential elevator connects all three levels, from the three-car garage at ground level up to the second floor. The primary suite has a sitting area of its own and a walk-in closet, and crown molding runs through the house.

A rooftop garden: a private outdoor room on top of the house, with the option of a hot tub and an outdoor kitchen, and the best view on the lot.

Crossbeams in the living room: the open living area is drawn with exposed beams across the ceiling, which gives a big room some shape.

An elevator to every floor: three levels is a lot of stairs. The elevator serves all three levels, from the garage up to the bedrooms, which keeps the house usable for everyone for as long as they live here. The rooftop garden sits above that.

A primary suite with a sitting area: a place to read that is not the bed, plus a walk-in closet.

A three-car garage under the house: side entry, drive-under, with room for the cars and the storage a house near the water collects.

What foundation does Oak Leaf come with?

Oak Leaf is drawn on a pier or piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. You can choose pier or piling at no extra charge, or crawlspace, slab or CMU for $250 each, under Foundation Options before you buy. A local engineer sizes the foundation for your soil and wind zone.

How tall is Oak Leaf and how much ground does it cover?

The maximum ridge height is 40' 10". The footprint is 40' 5" x 56' 6", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 3,280 square feet on 2 stories. The ground level is drive-under parking and storage, which is not counted as a story or in the heated area.

What comes in the plan set for Oak Leaf, and what do I still need locally?

A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.

Can I look at Oak Leaf in detail before buying the full set?

Yes. A $75 study set of Oak Leaf includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the Oak Leaf construction set for twelve months.
