Sandy Dune is a shingle-style coastal house on pilings, made for big gatherings and quiet evenings in the same rooms. Decks and covered porches open off the living floor, a fireplace anchors the main level, and the kitchen backs onto a chef's pantry, a walk-in pantry and the laundry room, grouped together so the working end of the house stays in one place.

Upstairs, three bedroom suites and an office give everyone a door to close. The primary suite is up there too, with its own bath and a walk-in closet, well away from the living floor. An elevator connects every level from the two-car garage under the house.

A fireplace on the main level: the open living floor is drawn around it, and it is where everyone ends up on a cool night.

Two pantries: a chef's pantry for prep and a walk-in pantry for stock, side by side with the laundry, so the kitchen itself can stay open and clear.

An elevator between every level: from the garage to the bedroom floor, so the house works for every age in the family.

Decks and covered porches: open deck for the sun and covered porch for the shade, off the rooms you use most.

What foundation does Sandy Dune come with?

Sandy Dune is drawn on a pier or piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. You can choose pier or piling at no extra charge, or crawlspace, slab, CMU or walkout basement for $250 each, under Foundation Options before you buy. A local engineer sizes the foundation for your soil and wind zone.

How tall is Sandy Dune and how much ground does it cover?

The maximum ridge height is 38' 10". The footprint is 42' 0" x 69' 0", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 3,464 square feet on 2 stories. The ground level is drive-under parking and storage, which is not counted as a story or in the heated area.

What comes in the plan set for Sandy Dune, and what do I still need locally?

A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.

Can I look at Sandy Dune in detail before buying the full set?

Yes. A $75 study set of Sandy Dune includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the Sandy Dune construction set for twelve months.
