Elevated coastal homes sit above the ground on piers or pilings so that storm surge and floodwater pass underneath the living space instead of through it. On a coastal lot that is rarely a style choice. Your survey, your base flood elevation and your local floodplain administrator decide how high the first floor has to sit and what is allowed underneath it.
Pilings are driven deep and the space between them is left open, which is what most beachfront and high hazard lots require, because water and wave action have to move through freely. Piers are shorter columns, more common a little further back from the water, where the concern is standing water rather than waves. Many of these plans are drawn for both, and several offer walkout basement or crawlspace versions for lots that sit high enough to allow them. If you already have an elevation certificate, bring it to your engineer before you choose.
Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. An elevated design also needs a local engineer to size the foundation for your soil and your wind zone, and your building department will ask for supplemental documents that no plan set includes; the FAQ lists them.
