Little Oak Enclosed Dining is Little Oak with a dining room of its own. It keeps the board and batten siding, the ribbed metal roof and the open living floor, and adds a separate dining room with walls and a door, which brings the plan to 1,800 square feet on the same 32 foot width.

The elevator is built in, not optional, and runs from the garage to the living floor. The primary suite has a five-fixture bath and a large walk-in closet, and two more bedrooms share the second bath. Underneath, 1,508 square feet of drive-under garage holds the cars and everything that comes with a house near the water.

A dining room with walls: a separate dining room off the open living floor, for holiday dinners and the nights you want the table to itself.

Board and batten and a metal roof: the same plain, sturdy country exterior as Little Oak, drawn to stand up to salt air and wind.

An elevator in the plan: it runs from the garage to the living floor, so groceries, luggage and grandparents all arrive upstairs without the stairs.

A primary suite with a five-fixture bath: two sinks, a tub, a separate shower and a toilet, and a large walk-in closet off the bedroom.

Little Oak Enclosed Dining is drawn on a pier or piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. You can choose pier or piling at no extra charge, or crawlspace, slab, CMU or walkout basement for $250 each, under Foundation Options before you buy. A local engineer sizes the foundation for your soil and wind zone.

How tall is Little Oak Enclosed Dining and how much ground does it cover?

The maximum ridge height is 33' 8". The footprint is 32' 0" x 71' 0", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 1,800 square feet on 1 story. The ground level is drive-under parking and storage, which is not counted as a story or in the heated area.
