Carriage House Plans

Twelve carriage house plans by Angela Kamer, sold direct from the designer. Eleven put a complete apartment over a two-car garage, from a 576 square foot studio to The Perry's 1,085 square feet and two bedrooms, each with a full kitchen and bath and, in most, a washer and dryer inside the unit. The twelfth, Tilbury Lane, is a raised three-bedroom house over a garage and a lock-off room with its own bath. People build them for rental income, for a parent or a grown child, or as a guest house with parking below. The eleven garage apartments are also in Garage ADU Plans.

Before you build

Many towns limit the size of a second unit on a lot, how tall it can be and where it can sit. Check with your planning department before you buy, and if a plan needs to shrink, grow or change to fit the rules, ask for a modification quote, which is free.

Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. Whether your building department needs a stamp depends on where you build, so check before you apply for a permit; the FAQ lists what it may ask for.
