Twenty-two elevated coastal house plans with an in-law suite, from 1,144 to 3,699 square feet and two to six bedrooms. Each one gives a parent, a grown child or a long-stay guest a bedroom with a full bath of their own, set apart from the rest of the household: on a floor of its own, in its own wing, or at the opposite end of the house from the other bedrooms. Four of them have two primary suites. The Palmetto Beach Hut goes furthest: its ground-floor suite has a kitchen and bar, a bath and its own door to the patio. In four of the plans the suite is drawn as optional finished space on the ground floor, to build with the house or later.

Where the suite is in each plan
Palmetto Beach Hut: on the ground floor, a bedroom with a kitchen and bar, a full bath and its own door to the patio.
The Molly: a guest suite in its own wing of the main floor, past the laundry, with a full bath and a walk-in closet. The primary suite is at the other end of the floor and three bedrooms are upstairs.
Haddie's Hideaway All Suites: two full primary suites, one on the main living floor and one upstairs, and every other bedroom has its own bath.
Islabella: a primary suite on the main floor and another upstairs, with an elevator that stops at every floor.
Sandy Dune N: a primary suite on the main floor and a second primary suite upstairs, with an elevator to every floor.
Outer Banks Beach House: a second primary bedroom with its own bath on the living floor, a floor above the other four bedrooms.
Ellie's Hideaway: a second suite at the front of the main floor with its own bath and walk-in closet, while the other three bedrooms are upstairs. The elevator runs from the garage to that floor.
Sandy Dune: a guest room on the main floor with its own bath and walk-in closet, while the primary suite and the other bedrooms are upstairs.
Haddie's Hideaway ASMU: a bedroom suite on the main floor with its own bath and walk-in closet, with the primary suite upstairs. An optional finished bonus room with a bath can be added on the ground floor.
The Ellie: two suites on the elevated floor, each with a full bath, and a lower level you can finish later with a bunk room and another bath.
The Lowell: the primary suite is on the main floor, and upstairs a loft and a full guest suite give visitors a floor of their own.
Casa Azul: a reverse-living plan with one bedroom up on the living floor and a full bath beside it, apart from the bedrooms below. Framing for an elevator is in the plan.
The Macy and The Macy II: a guest room on the main floor with a full bath beside it, a floor below the three bedroom suites, and an elevator to every floor.
The Gray House: two bedroom suites, each with its own full bath, so two couples or an owner and a family member share nothing but the kitchen.
The Quinn and The Quinn Pilings: a split plan on one living floor, with the primary suite at the back and two bedroom suites at the front, each with its own bath.
Tilbury Lane: a 23' x 13' room on the ground floor with a full bath, a closet, a counter and its own overhead door, locked off from the garage.
Magnolia Cottage II: up to 900 square feet of optional finished space at ground level, drawn for bedrooms, a game room or a guest suite.
Haddie's Hideaway 2700R and Haddie's Hideaway 2700R FLG: an optional room on the ground floor with a wet bar and a bath, which can be finished as a guest suite, a game room or a media room.
Blue Isle: an optional 420 square foot room on the ground floor with a beverage bar, a bath and a closet, beside the elevator.
Adding a kitchenette or a separate entrance
Most in-law suites are a bedroom and a bath; some add a small kitchen or a door of their own. If you want either added to one of these plans, ask for a modification quote, which is free.
Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. An elevated design also needs a local engineer to size the foundation for your soil and your wind zone, and your building department will ask for supplemental documents that no plan set includes; the FAQ lists them. A $75 study set credits in full toward the construction set within twelve months.
