Blue Isle is drawn on one idea: the outdoors should never be far away. Every bedroom and the flex room has a balcony or a patio of its own, and the family and dining rooms open through bi-fold doors onto an outdoor kitchen with an island and a bar.
Five bedrooms are drawn, and a bonus room over the garage can be the sixth, or a media room or an office. Five full baths cover all of them. The house stands over an 825 square foot side-entry garage on a 37 foot wide footprint, made for a deep waterfront lot.
A balcony or patio for every bedroom: each bedroom and the flex room has its own private outdoor space.
Bi-fold doors to an outdoor kitchen: the main living rooms open completely onto an outdoor kitchen, island and bar.
Five bedrooms or six: the big bonus room over the garage becomes a sixth bedroom, a media room or an office.

Blue Isle is drawn on a pier or piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. You can choose pier or piling at no extra charge, or crawlspace, slab, CMU or walkout basement for $250 each, under Foundation Options before you buy. A local engineer sizes the foundation for your soil and wind zone.
How tall is Blue Isle and how much ground does it cover?
The maximum ridge height is 34' 9". The footprint is 37' 0" x 74' 6", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 3,699 square feet on 2 stories. The ground level is drive-under parking and storage, which is not counted as a story or in the heated area.

What comes in the plan set for Blue Isle, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
