3-4 Bedroom Reverse-Living Coastal Plan

Casa Azul turns the usual house upside down. The kitchen, dining and living room are on the top floor, under a vaulted ceiling with the roof trusses left exposed, because that is where the view is. The bedrooms sit on the floor below, so the noise of a full house stays upstairs and the sleeping rooms stay quiet.

It is drawn for a waterfront lot, with the whole house lifted over a 1,359 square foot drive-under garage on a 40 by 65 foot footprint. Framing for an elevator is in the plan, so top-floor living works at any age. One bedroom sits up on the living floor with a full bath beside it, for a guest suite or an office with the best light in the house.

Living on the top floor: kitchen, dining and living sit at the highest point of the house, where the light and the view are, with ten-foot ceilings and the trusses showing.

A kitchen that opens to the porch: a large island, a separate pantry and sliding glass doors straight out to a covered porch, so dinner can move outside without a trip through the house.

Three bedrooms or four: the bedroom on the living floor has a full bath beside it. Use it as a guest suite, an office, or a fourth bedroom when the family grows.

Room for an elevator: the framing is drawn in, so the elevator can go in with the build or later, and every level stays easy to reach.

A garage under the whole house: 1,359 square feet of drive-under, side-entry garage, which on a coastal lot means the cars, the boat and the beach gear all have a dry place.

Casa Azul is drawn on a pier / piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. On this page it is offered as piling or pier, chosen before you buy. A local engineer sizes the foundation for your soil and wind zone.

How tall is Casa Azul and how much ground does it cover?

The maximum ridge height is 39' 8". The footprint is 40' 0" x 65' 0", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 3,058 square feet on 2 stories.

What comes in the plan set for Casa Azul, and what do I still need locally?

A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files.
