The Heron is a traditional Low Country house on the outside, with a steep 12:12 roof, and an open one inside. A U-shaped stair and the elevator meet you at the front door, and the great room opens up beyond them, tall and full of light.
The primary suite is on the main floor. The kitchen and dining room make an L around an optional screened porch with a door out to the grill, with a walk-in pantry, the laundry and extra storage close by. Upstairs, three bedrooms open off a loft, and there is more storage above the second floor, which is rare in a house on piers.
A traditional Low Country exterior: the steep roof and the classic detailing that look right on any coastal lot.
A main-floor primary suite: the owner's bedroom on the first floor, so day-to-day living stays on one level.
A screened porch in the L of the kitchen: the kitchen and dining room wrap around an optional screened porch with the grill just outside the door.
A U-shaped stair and an elevator: both at the front door, so every floor is reachable either way.
A loft and storage upstairs: three bedrooms open off an open loft for reading, play or the television, and there is bonus storage above the second floor, something an elevated house rarely has room for.

The Heron is drawn on a pier / piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. A local engineer sizes the foundation for your soil and wind zone.
How tall is The Heron and how much ground does it cover?
The maximum ridge height is 41' 6". The footprint is 50' 0" x 55' 0", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 3,214 square feet on 2 stories.
What comes in the plan set for The Heron, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
Can I look at The Heron in detail before buying the full set?
Yes. A $75 study set of The Heron includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the The Heron construction set for twelve months.
