The Lowell is the Low Country house with the wraparound porch. A second porch at the back is screened and has a fireplace of its own, so there is somewhere to sit outside in every season. Inside, ten-foot ceilings run through a big living room and an open kitchen.
The primary suite is on the main floor, looking out over the backyard, with a door onto the open deck, a walk-in closet and a four-piece bath. Upstairs, a loft and a full guest suite give visitors a floor of their own. Below it all, a three-car, side-entry garage with 1,638 square feet.
A wraparound porch: the porch a Low Country house is known for, with room for morning coffee at one end and the evening at the other.
A screened porch with a fireplace: separate from the wraparound, screened against the bugs and warmed by its own fireplace, so it gets used year round.
A main-floor primary suite: a view of the backyard, a door to the deck, a walk-in closet and a four-piece bath, all without a stair.
A loft and a guest suite upstairs: the loft for a lounge, an office or a playroom, and a guest suite with its own full bath.

What foundation does The Lowell come with?
The Lowell is drawn on a pier or piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. You can choose pier or piling at no extra charge, or crawlspace, slab or CMU for $250 each, under Foundation Options before you buy. A local engineer sizes the foundation for your soil and wind zone.
How tall is The Lowell and how much ground does it cover?
The maximum ridge height is 40' 0". The footprint is 47' 4" x 54' 10", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 3,125 square feet on 2 stories. The ground level is drive-under parking and storage, which is not counted as a story or in the heated area.

What comes in the plan set for The Lowell, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
