The Addie is a Low Country house with a steep 12:12 roof and an open first floor. The family room, dining area and kitchen share one space under exposed beams and a coffered ceiling, and a pocket door beside the kitchen hides a pantry and a small office, so the living rooms stay clear. Off the back, a screened porch and a grill deck take the evening outside.
The primary suite is on the main floor, with a freestanding tub, two vanities, a walk-in closet and the laundry a few steps away. The stair wraps around an elevator that serves every level. Upstairs, three bedrooms: two share a Jack-and-Jill bath and the third is a suite with its own bath and a balcony at the back. Under the house, 1,996 square feet of drive-under garage.
Beams and a coffered ceiling: the kitchen, dining and family room share one ceiling with exposed beams and coffers, which is what gives the open floor its character.
A pocket door that hides the work: the pantry and a small office sit behind one pocket door off the kitchen, out of sight from the living rooms.
A main-floor primary suite: a freestanding tub, two vanities, a walk-in closet, and the laundry room close by, all on the living floor.
A stair wrapped around the elevator: the central staircase turns around the elevator shaft, so both reach every floor from one spot in the plan.

The Addie is drawn on a pier / piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. On this page it is offered as pier or piling, chosen before you buy. A local engineer sizes the foundation for your soil and wind zone.
How tall is The Addie and how much ground does it cover?
The maximum ridge height is 37' 6". The footprint is 49' 6" x 65' 0", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 2,814 square feet on 2 stories.
What comes in the plan set for The Addie, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
Can I look at The Addie in detail before buying the full set?
Yes. A $75 study set of The Addie includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the The Addie construction set for twelve months.
