4-Bedroom Reverse-Living Coastal Plan with a Front-Load Garage

The 2700R FLG is the Haddie's Hideaway reverse-living plan turned to face the street, for a lot where the parking has to come in from the front. Living, dining and an island kitchen sit on the upper floor with a deep, partly covered deck off them, so the rooms you use all day get the light and the view. An elevator runs from the garage to every floor and is part of the plan, not an add-on.

The bedrooms are on the main level, the primary among them, set back from the traffic of the living floor with a two-sink bath, a large shower and a walk-in closet. On the ground floor there is a room you can finish as a game room, a fifth bedroom suite, a media room or an office, plus a deep storage room off the garage for the gear that should never come upstairs.

A front-load garage with the elevator in it: two cars come in from the street, and the elevator shaft rises from the garage to every floor, so groceries, luggage and anyone who would rather skip the stairs all arrive the same way.

Living upstairs, with a deck to match: the upper floor holds the living and dining rooms and opens onto a deep deck, part covered, part open, so there is a dry place to sit and a sunny one.

A main-level primary suite: one floor down from the living rooms, away from the noise, with a two-sink bath, a large shower and a walk-in closet.

An island kitchen with a walk-in pantry: a big island for prep and for company, and a pantry with a door, which is what keeps an open kitchen tidy.
