The Ellie puts 1,784 square feet of vaulted, open living on one elevated floor. Dining, kitchen and living run together down one side of the house and two bedroom suites sit on the other, with a timber-framed gable over the front porch and a 45 by 12 foot deck across the whole back.
Underneath, the plan draws another 952 square feet you can finish now or later: a family and game room, a bunk room that becomes the third bedroom, a full bath and a storage room, all opening at ground level onto a covered patio. The drawing set is the same either way, so the house you build first and the house you grow into share one foundation.
A lower level you can finish later: a 25' 10" x 14' family and game room with sliders to the patio, a bunk room for the third bedroom, a full bath and a storage room. The stair down is inside, off the entry.
A 45 foot deck that is also a roof: the 45 by 12 foot deck spans the dining and living rooms and covers the patio below, so one piece of framing gives you open deck above and shade at ground level.
Two suites, not one: Suite 1 is 15 by 14 and vaulted, with a soaking tub, a separate shower, a private toilet room, a 10' 2" x 8' walk-in closet and the laundry right outside the door. Suite 2, 14 by 13, sits behind the front bay with its own full bath and works just as well as an office.
Vaulted open living: dining, kitchen and living share one vaulted room on ten-foot walls, with a gas fireplace, an island kitchen and a clear line of sight from the front door to the deck.
Craftsman details you can see from the street: a timber-truss gable over the 18 by 8 foot covered porch, exposed brackets under the eaves, shingle and lap siding and a steep standing seam metal roof.

The Ellie is drawn on a pier / piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. On this page it is offered as pier, walkout basement (+$350) or piling (+$350), chosen before you buy. A local engineer sizes the foundation for your soil and wind zone.
How tall is The Ellie and how much ground does it cover?
The maximum ridge height is 35' 0". The footprint is 56' 0" x 52' 2", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 1,784 square feet on 2 stories.
What comes in the plan set for The Ellie, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
Can I look at The Ellie in detail before buying the full set?
Yes. A $75 study set of The Ellie includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the The Ellie construction set for twelve months.
