The Holly is a beach house for a narrow lot, 30 feet 8 inches wide, with the living floor raised over the garage and turned toward the view at the back. A front porch takes you in, and the living space is vaulted, so a compact plan feels bigger than its footprint.
The kitchen has a square island, and a grill deck sits just outside. The primary suite has a four-fixture bath and a walk-in closet, and two more bedrooms share a full bath on the same floor. At ground level, a two-car drive-under garage and a patio take care of the cars and the beach gear.
Drawn for a narrow lot: at 30 feet 8 inches wide, it fits a beachfront, coastal or infill lot where most plans will not.
A vaulted living room: the ceiling follows the roof, which does more for a small house than any extra square footage.
A square island and a grill deck: the island for company in the kitchen, the deck outside for the grill.

The Holly is drawn on a pier / piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. On this page it is offered as pier, walkout basement (+$350) or piling (+$350), chosen before you buy. A local engineer sizes the foundation for your soil and wind zone.
How tall is The Holly and how much ground does it cover?
The maximum ridge height is 29' 0". The footprint is 30' 8" x 67' 4", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 1,495 square feet on 2 stories.
What comes in the plan set for The Holly, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
Can I look at The Holly in detail before buying the full set?
Yes. A $75 study set of The Holly includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the The Holly construction set for twelve months.
