The Wave II is a one-level coastal cottage with a face you remember: a round window above the front porch and wooden brackets under the eaves. It sits on a slab, 32 feet wide, with a big deck out front.
Inside, the plan is open around an oversized island, and sliding doors put the deck a step away from the living room. The primary suite has a four-fixture bath and a walk-in closet, and with everything on one floor there are no stairs to climb.
A round window and brackets: the circular window over the porch and the wooden brackets are what give the cottage its character.
A big front deck: room for a table and chairs and the evening.
An oversized island: the kitchen is arranged around one long island for prep and for company.
Sliding doors to the deck: the living area opens straight onto the deck.

What comes in the plan set for The Wave II, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.

Yes. A $75 study set of The Wave II includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the The Wave II construction set for twelve months.
