Little Oak is a 1,600 square foot house lifted over its own garage, with board and batten siding and a ribbed metal roof, the kind of country look that sits well on a coastal lot. The living floor is one open room, kitchen and living together, and the elevator is built in rather than left as an option.
The primary suite takes up its own end of the floor, with a five-fixture bath and a walk-in closet with real room in it. Two more bedrooms share the second bath. Underneath, 1,515 square feet of drive-under garage holds the cars and everything else, and the elevator means groceries, luggage and grandparents all arrive upstairs without the stairs.
Board and batten and a metal roof: a plain, sturdy exterior with a country look that holds up to salt air and wind.
An elevator in the plan, not an option: it runs from the garage to the living floor, which changes how the house is used, from bringing in groceries to living here for a long time.

Little Oak is drawn on a pier / piling foundation. It is an elevated plan, with the living space raised above open space or parking, drawn for flood zone and coastal lots. On this page it is offered as pier, walkout basement (+$350) or piling (+$350), chosen before you buy. A local engineer sizes the foundation for your soil and wind zone.
How tall is Little Oak and how much ground does it cover?
The maximum ridge height is 33' 8". The footprint is 32' 0" x 70' 0", which is the number to check against your setbacks; porches and the garage count toward it even though they are not in the heated area. Heated living area is 1,600 square feet on 2 stories.
What comes in the plan set for Little Oak, and what do I still need locally?
A licensed construction set: cover sheet with general notes, foundation plan, dimensioned floor plans for every level, all four exterior elevations, a cross section, roof plan, electrical plans, and door and window schedules, sold as PDF, PDF plus CAD, or Chief Architect files. Every set is licensed for one build at your build address. An engineer's review and stamp where required, a site plan, engineered floor and roof framing, mechanical and plumbing drawings and energy compliance are produced locally, as they are for any stock plan.
Can I look at Little Oak in detail before buying the full set?
Yes. A $75 study set of Little Oak includes dimensioned floor plans for every level, all four elevations, door and window schedules and a specification sheet, enough to hand a builder for a budget number and to check the footprint against your lot. It is not licensed for construction. The $75 credits in full toward the Little Oak construction set for twelve months.
