Elevated Coastal House Plans

Thirty-nine elevated coastal house plans by Angela Kamer, from 1,144 to 3,699 square feet, with two to six bedrooms. Each house is raised on piers or pilings, with parking underneath. Several put the living space upstairs for the view, deep porches face the water, and some have an elevator to every floor. The framing is detailed for coastal wind. Every plan page lists the full specs. A $75 study set lets you look closely first, and it counts in full toward the construction set.

Elevated coastal homes sit above the ground on piers or pilings so that storm surge and floodwater pass underneath the living space instead of through it. On a coastal lot that is rarely a style choice. Your survey, your base flood elevation and your local floodplain administrator decide how high the first floor has to sit and what is allowed underneath it.

Pier and piling

Pilings are driven deep and the space between them is left open, which is what most beachfront and high hazard lots require, because water and wave action have to move through freely. Piers are shorter columns, more common a little further back from the water, where the concern is standing water rather than waves. Many of these plans are drawn for both, and several offer walkout basement or crawlspace versions for lots that sit high enough to allow them. If you already have an elevation certificate, bring it to your engineer before you choose. Eighteen of these plans carry an elevator, sixteen of them drawn into the plan rather than offered as an option.

Every plan is a licensed construction set drawn to 2021 IRC guidelines, licensed for one build, with no engineering stamp. An elevated design also needs a local engineer to size the foundation for your soil and your wind zone, and your building department will ask for supplemental documents that no plan set includes; the FAQ lists them. A $75 study set credits in full toward the construction set within twelve months, and modifications are quoted at no charge.
